It is 6 days before Christmas.  We had our construction progress meeting last  December l7, 2013 with the owner and the project engineer.  All the materials have been purchased, and only expenses will be the labor.   The roofing will have to be installed, all the floors will have to be 5s;  there will be less dirt and disorderliness when the materials transport is finished.

By next week, all floors until the 5th will have been presentable to buyers.  It is time to focus on the marketing.  As of now, from the external, to the buyers, nothing looks to have changed

Prices of Corte Fragata are competitive - very competitive for nearly finished project

I sat next of a property consultant of Picar and they sell among other projects condo project near Makati Av (A venue) and she told me that the average selling price of their projects is P3 m for a 26 sm studio.  That is way way ahead of the 22 sm for P2.6 million of Corte Fragata considering that their price is pre selling price

A staggering P700t worth of materials has been spent on the 9th floor and much is very visible and which contributed to the 4% weighted development of the project.  This excludes about the P400t which has been spent on labor (but much of that is on finishing)

We met with the workers, engineers and funders for the final completion of Corte Fragata.

Some of noteworthy news:

1. The works last week September 22 to 28 amounted to 3% of the total project cost;  that is amazing since that period covered only 6 days;

2.  There are 34 workers at the site and more than half million worth of materials have been purchased and delivered for only one week.

3.  Next week, the electrical materials and more finishing materials for the 6th to 8th floor will be bought;  the 9th floor (topping off portion is in full blast)

4. There was a walk in buyer who is interested at the 4th floor.

5.  There will be t shirts, tarp at the site, and prizes for workers in case the project % are met on certain dates.

Wowing them with Corte Fragata website

When we were securing additional funding for the speedier financing of this condo project, all we had to do was to give them the website and the link.  And we were able to wow them instantly.  A website, blogsite gives the project instant recognition and credibility.  But of course, the track record of the one who leads the project, the ability to keep up with the promises on time builds the credit and the trust of the various stake holders. 

And we are happy that we have that trust and confidence.  That we can deliver and we can keep our promises

Growing interest on Corte Fragata

We are very much elated with the growing interest at Corte Fragata.  This site is very much visited, the slideshare presentation has many views.

We all ready made posts at Sulit and there has been a number of visits and a lot of telephone inquiries have been made at the telephone number we provided.

A number of bulk buyers and resellers have made inquiries too. 

The buyer of a certain floor has signified that she will be buy the two other units on her floor.  We have a prospect on the 5th floor.

Faster pace of finishing work at Corte Fragata

This new management team that took over the finishing work at Corte Fragata undertook the following:

1.  Had an extension of the construction moratorium with the major bank for the next 3 months;

2.  Obtained additional funding, 2 million for the finishing works;

3.  Purchased the bulk of materials for finishing of the following 5th to 8th floor, safety, and the 9th floor. (topping off)

4.  Establishment of house rules and procedures,  facilitating the logistics and supply chain

The 10 weeks finishing period might take lesser time.

The ruffled feathers among the memebers of the construction team has been smoothed out and smooth sailing for the completion is expected.  Tomorrow, we have the construction meeting and we celebrate 3% accomplishment for the week.

Corte Fragata sales policies

Sales policies

1.  Product  -  one unit of condo unit, located at 1151 Eloisa, Sampaloc Manila.  Bare with floor and bathroom tiles and fittings, with cabinets:  kitchen and toilet.

2.  Price  -  Selling price of P2,450,000.00

   1.   Discounts:  (negotiable)

    Spot cash  - 
     30 days cash   -

     60 days cash  - 

     Discounts may be given in total as cash discount and or gifts. (Thus a 7% discount may be 5% cash discount and 2% may be in the form of additional works on the unit or appliances.

     2.  Terms:

          1.  Reservations:    P20,000 only which is good for 60 days, forfeitable or consumable as one month rent if the customer backs out

         2.  Downpayment:  30% of the P2,450,000.00 balance maybe payable in  __ months without interest:

             6 months:     122,500

             12 months :     61, 250

       3.  In house financing:   5 years to pay P41,445 per month

       4.  Bank financing:  upon submission of bank documents and approval, the MA shall be (courtesy of BDO as of September 20, 2013

Topping off, finishing being finalized for Corte Fragata Eloisa

The husband of the owner arrived two weeks ago and has been helping his wife ever since to make sure that Corte Fragata Eloisa is finished completely as promised and as per customer specifications

       Romeo Jumaca the project supervisor and the principal of the project - he just arrived from USA


                               They have been meeting almost daily to work out the details


             One of the cousins of the project proponent, a real estate developer advising/helping out finish the project

Corte Fragata Eloisa makes for a great investment

Before we thought that rental of P20,000 for a 20 sm condo unit in University belt is outrageous, and that 2M plus purchase price would not do.  But with such great number of people wanting to be professionals from education at UST, demand for dormitories and accommodations has skyrocketed, and so with the price.

Those who initially bought from the project:   Corte Fragata Eloisa want to buy more. Because they can rent out at P20,000 per unit which makes for l00 months recovery period or 9 years.  That translates to 8% ROI (using rule of 72)  Can you beat that as a safe investment.  Bank investment (CTD) pays out measly 1%  (72 years Return of Investment)

We urged those who want to reserve to do so now.   The construction/finishing will resume full blast on Monday September l6, 2013

There is an ad for Corte Fragata Eloisa at Sulit which we just found and published only two days ago. It must have been from the current marketing coordinators and agents who have been acredited. The contractor got the site address for the other agents to visit and refer their buyers to.

There has been a great response the the website and visit to the actual project site and this makes the marketing and owner very glad on these developments.

All go for Corte Fragata Eloisa

The contractor, the owner met last night at the site to firm up plans to finish the project before the year ends.  The items of work that need completion are:  electrical, 7th and 8th floor finishing, glazing, topping off, wrap around and security.  With a little bit of money and marketing, it is all go.

Last night, boarders/lessors trooped/walked  to the site, the first time I ever saw such large number of visitors.

The buyer of first two units wants to buy the entire floor.  She wants to buy the two remaining units on the floor. She makes good money renting the units to students at UST.   I understand those who rent from her are law students.

Corte Fragata Eloisa is only 400 meters from the UST main building.

Corte Fragata is a cute 9 storey condominum that is about to be completed this year that caters to UST students who want convenience and homey  atmosphere.

It is located at 1151 Eloisa.  There are 9 units available for leasing and 15 units available for sale.  Construction is expected to be completed in December.

There is a restaurant at the groundfloor;  the second floor is now occupied by the children of  the owner.

There are four units to a floor;  each one measuring 22 square meters.  Two units have been sold and several have been leased to students enrolled at UST.
